  3. Extraction, then equipment on a drying plan

    Standing water comes out mechanically, then air movers and dehumidifiers are placed to a plan that names what is being dried and to what target. We photograph and remove anything that cannot be saved before placing the equipment. There is no benefit in spending equipment days on material that needs replacement.

  4. Daily monitoring, then verified dry

    We return each day, read the same points, and log them. The equipment comes out when the readings match the dry baseline, and you get the log. After that we can carry out the repairs ourselves.

Emergency water removal: getting the standing water out

Extraction is mechanical. Drying equipment is placed after the standing water is out. Submersible pumps take anything with depth to it. A weighted wand pulls the rest out of carpet and underlay in slow repeated passes, and hard floors are worked from the edges inward, because the edges are where water sits under the finish and out of sight.

The order comes down to arithmetic. A litre in a hose is gone in a second. The same litre as vapour has to leave the material, move through the air, then condense inside a machine drawing power the whole time. Water removed on the first visit does not have to be removed later by drying equipment.

How structural drying works, and why it takes three to five days

Air movers and dehumidifiers do different jobs, and the drying plan needs both.

Air movers
The low flat blowers, aimed along a surface rather than at it. A wet surface holds a film of saturated air against itself, and while that film sits there, evaporation nearly stops. Air movers strip it away and keep replacing it with drier air.
Dehumidifiers
The large boxes with a hose running to a drain. They pull room air in, take the water out of it and return it drier and a little warmer. Without one, everything the air movers evaporate stays in the house and the humidity climbs until drying stalls.

This is why renting fans on their own often makes a loss worse. Water comes out of the carpet and goes into the ceiling above and the wall behind, where nobody is looking for it.

Water damage drying takes days because water leaves material in stages. What sits loose in the pores goes in hours. What is held inside wood cells, plaster and drywall paper takes days to work its way out to a face it can evaporate from. Framing, subfloor and anything behind a vapour barrier are all still releasing water long after the parts you can touch feel normal. Concrete slabs run longest, and a slab on wet ground is being resupplied from underneath.

Dried in place or taken out: the decision that sets your bill

This gets decided in the first day or two off the readings rather than by eye, and you are told before anything goes.

Usually dried in place: firm drywall wet with clean water, framing, subfloor, and hardwood that has cupped but stayed sound. Cupped boards often flatten again as the moisture equalises. A wall cavity can frequently be dried by injecting air through small holes below the baseboard instead of being opened up at all.

Usually taken out: batt insulation, which holds water behind a vapour barrier where air cannot reach it and costs less to replace than the equipment days it would burn. Laminate and particleboard, because swelling does not reverse. Carpet underlay, most of the time. Porous material soaked by contaminated water is a removal question rather than a drying one.

Everything removed is photographed for your claim, and we put it back ourselves once the meter says dry.

Every day the equipment is in your house, somebody reads the same points the same way and writes the numbers down against a dry baseline. No published figure means dry in the abstract, so the comparison has to come from inside your own building.

A log doing its job shows readings falling. When they flatten while material is still above the baseline, we check the equipment placement, look for a missed pocket of water and confirm that the source was fixed. Finding the cause on day three can keep the job inside its expected window.

Heavily saturated material takes longer, and hardwood and concrete slabs longer again. Contaminated water usually adds days because more has to be removed before drying can start. The readings decide the end date, not the calendar.
