Water does its worst damage by moving, not by sitting. In the hour after a supply line fails, water runs along the top plate of a wall, finds the stud bays with least resistance and soaks into insulation that will hold it for weeks. By the time the visible puddle is mopped, the expensive part is already somewhere you cannot see.
Roughly two days is the line between drying material and replacing it. Carpet, underlay, drywall and most flooring can be dried in place if extraction starts quickly. How fast can you get to a water damage emergency in Vancouver?

What does water damage restoration cost in Vancouver?
Restoration labour runs roughly $55 to $135 per hour in business hours, and $140 to $300 per hour for overnight, weekend, holiday or contaminated-water work. Drying equipment is about $45 to $325 per unit per 24 hours, with air movers at the bottom of that band and large dehumidifiers at the top. The final cost depends on how much of the building got wet and how much can be dried rather than replaced, so somebody has to inspect the damage first.
Does home insurance cover water damage in British Columbia?
It depends on how the water got in. A sudden internal escape of water, such as a burst supply line or a failed dishwasher hose, is usually covered by a standard BC policy. Overland flooding and sewer backup usually are not, and have to be added as optional endorsements. Check your policy wording or ask your broker before you assume either way.
Do you bill my insurance company directly?
Yes, direct billing to your insurer is standard for us once a claim is approved. We also prepare the photographs, daily moisture readings and itemised scope your adjuster uses to assess the work.
Should I claim on insurance or pay for it myself?
Start with your deductible. Most BC home policies put it between $500 and $2,500, and $1,000 is the usual figure. If the damage is one room and caught early, the repair can land near enough to that number that a claim is not worth the record. Once water is into the structure, claim. Either way you get a written scope from us.
How long does structural drying take?
Most homes take three to five days of continuous equipment operation, provided drying starts promptly. Hardwood, concrete and heavily saturated insulation take longer. Removing the equipment before the moisture readings reach the target can leave materials wet and require more drying later.
Can water damage be repaired without replacing everything?
Often, yes. Drywall, framing and many floors can be dried in place if we reach them before the water has been sitting for days. Once material has stayed wet long enough to lose structural integrity or grow mould, replacement becomes cheaper than salvage. How quickly drying begins often decides which option is available.
