1. Call and site visit

2. Scope of works and estimate
A written, line by line statement of what comes out and what goes back, in which materials, with a quantity behind each line. Your adjuster reviews the same document. Long lead items get identified now rather than in week six: cabinetry, specialty tile, flooring from a particular run. Permit questions are asked here too.
3. Rough work in trade order
Nothing is closed up until the drying log is finished. Then structural repairs, mechanical, electrical and plumbing rough-in, insulation and vapour control. On a permitted job, inspections happen between these stages, before later work makes corrections more expensive.
4. Close up and finish
Board, tape, prime, paint, floors, trim and fittings, with the last coat of trim paint after the floors are down. We walk the finished rooms with you before the invoice.
When a permit is needed for restoration work
Permits generally come into it once the work goes past putting back what was there. Structural work, relocating plumbing and changing electrical usually need one. Like-for-like repair of finishes usually does not.
