How a hidden water leak inspection works
We use four instruments, roughly in this order, without opening the finish. Each tool answers a different question, so we compare their readings rather than relying on one result.
- Non-penetrating moisture meter
- A pad held flat against the finish reads the material behind it without marking anything. This is what maps the affected area. We walk the room until the readings drop back to normal, and that line is the edge of the damage.
- Thermal camera
- A thermal camera reads surface temperature, not moisture. It shows us where to put the meter next because evaporating water leaves a cool shape on a wall that follows the wet material behind it.
- Pin meter
- Two probes driven into the material give a reading from inside it rather than through it. Used sparingly, and in places you will never see once the work is done.
- Thermo-hygrometer
- Reads the temperature and humidity of the room air. A room sitting high with no obvious source means something in it is still evaporating, which is often the first clue that the leak is not where the stain is.
There is no universal meter reading that counts as dry. We take a baseline somewhere in your own building that the water never reached and measure everything against it. How long does a water damage assessment take?

Do homes built before 1990 need asbestos testing before repairs?
